Landlord FAQS

A current MHA particpant must contact you first. you can list your property on www.georgiahousingsearch.org and/or www.affordablehousing.com. Both sites are free. MHA will never ask for money to list your property.

 

You will screen and approve the tenant using your normal process. Once you have approved the tenant, you will complete and submit the Request for Tenancy Approval (RTA) Packet.

 

When MHA contacts you, submit the Landlord Packet and all requested documents promptly. Processing typically takes 48 hours or longer, depending on submission time.

 

An Inspection will be scheduled. You can register on the Landlord Portal to track the inspeciton status. For initial inspections the assigned inspector will contact you directly. Please click here to view HUD’s inspection requirements.

 

When a new unit is listed, the landlord proposes a rent amount. Housing Choice tries to approve the requested rent, but it must meet program requirements.
Rent approval is based on:

    • Number of bedrooms, bathrooms and other rooms
    • Utilities and services paid by the tenant
    • Rent reasonableness compared to similar unassisted units
    • The tenant’s ability to afford the rent

If the requested rent does not meet these criteria, adjustments may be required.
