Eligibility is determined by income and household composition per the Administrative Plan. <em>(At this time our waiting list is closed.)<\/em><\/li>\n<li><strong>Portability:<\/strong> Families eligible in another HCV program may be able to port their voucher into MHA jurisdiction.<\/li>\n<li><strong>Special eligibility:<\/strong> Examples include conversion of existing public housing properties, governmental dislocation, or HUD\u2011targeted subsidies.<\/li>\n<\/ul>\n<p><\/div>\n<input type='hidden' bg_collapse_expand='6a2cc6d8ae0816089839069' value='6a2cc6d8ae0816089839069'><input type='hidden' id='bg-show-more-text-6a2cc6d8ae0816089839069' value='I have been on the waiting list for years, when will I be contacted?'><input type='hidden' id='bg-show-less-text-6a2cc6d8ae0816089839069' value='Show Less'><button id='bg-showmore-action-6a2cc6d8ae0816089839069' class='bg-showmore-plg-button bg-blue-button bg-arrow '   style=\" color:#ffffff;\">I have been on the waiting list for years, when will I be contacted?<\/button><div id='bg-showmore-hidden-6a2cc6d8ae0816089839069' ><\/p>\n<p>The waiting list is dynamic and does not follow a strict first\u2011come order. Public Housing wait times depend on bedroom size, application date\/time, and preferences. The voucher includes:<\/p>\n<ul>\n<li>Certified bedroom size<\/li>\n<li>Effective date<\/li>\n<li>Expiration date<\/li>\n<li>Extension expiration date<\/li>\n<\/ul>\n<p>If issued from an MHA waiting list, vouchers are provided for the full 120 days (expiration and extension dates are the same). If porting into MHA, your voucher mirrors the expiration date of the initial housing authority.<\/p>\n<p>While on the program, you may receive another voucher if:<\/p>\n<ul>\n<li>Your household composition changes and affects bedroom allocation<\/li>\n<li>You give notice to move from your current unit<\/li>\n<li>You give notice to port out of MHA jurisdiction<\/li>\n<\/ul>\n<p>Additional resources we provide include rent ranges, current landlord\/unit listings, a landlord packet, and a lease approval packet. Your caseworker can answer questions about voucher issuance.<\/p>\n<h3>Searching for Housing<\/h3>\n<p>You have rights and responsibilities in your housing search. You will receive the following materials:<\/p>\n<ul>\n<li><em>A Good Place to Live<\/em> brochure<\/li>\n<li>MHA Exceptions to HQS<\/li>\n<li><em>Protect Your Family from Lead\u2011Based Paint<\/em><\/li>\n<li>Fair Housing brochure<\/li>\n<li>Discrimination Complaint form<\/li>\n<li>Rent Reasonableness information<\/li>\n<li>Lead\u2011Based Paint Disclosure form<\/li>\n<\/ul>\n<p>We also provide a list of Cobb County ZIP codes and recommend searching these free websites:<\/p>\n<ul>\n<li>https:\/\/www.georgiahousingsearch.comGeorgiaHousingSearch.com<\/a><\/li>\n<\/ul>\n<p><\/div>\n<input type='hidden' bg_collapse_expand='6a2cc6d8aeab74076841867' value='6a2cc6d8aeab74076841867'><input type='hidden' id='bg-show-more-text-6a2cc6d8aeab74076841867' value='Lease Approval Process'><input type='hidden' id='bg-show-less-text-6a2cc6d8aeab74076841867' value='Show Less'><button id='bg-showmore-action-6a2cc6d8aeab74076841867' class='bg-showmore-plg-button bg-blue-button bg-arrow '   style=\" color:#ffffff;\">Lease Approval Process<\/button><div id='bg-showmore-hidden-6a2cc6d8aeab74076841867' ><\/p>\n<p>When you select a unit, give the landlord the <strong>Landlord Packet<\/strong>, which explains how to participate in HCV.<\/p>\n<p><strong>You and the landlord<\/strong> complete the <strong>Lease Approval Packet<\/strong> and submit it to your caseworker for approval. This packet includes the HUD <strong>Request for Tenancy Approval (RTA)<\/strong>, which outlines:<\/p>\n<ul>\n<li>Contract rent amount<\/li>\n<li>Unit availability date<\/li>\n<li>Unit type<\/li>\n<li>Utilities in the unit and who pays each utility<\/li>\n<li>Comparable unit information<\/li>\n<\/ul>\n<p>For timelines and office routines, see \/navigating-hcv-mha-operationsNavigating the HCV Program and MHA Operations<\/a>. The inspector contacts the landlord to arrange access. Inspections follow HQS guidelines in <em>A Good Place to Live<\/em> and <em>MHA Exceptions to HQS<\/em>. For more details, see \/getting-ready-for-inspectionGetting Ready for Inspection<\/a>.<\/p>\n<p>The landlord completes a confirmation form with four dates:<\/p>\n<ol>\n<li>Date the unit passed HQS inspection<\/li>\n<li>Date the tenant took possession<\/li>\n<li>Lease effective date<\/li>\n<li>Contract offer date (after form is received)<\/li>\n<\/ol>\n<p><\/div>\n<input type='hidden' bg_collapse_expand='6a2cc6d8aefc64057206315' value='6a2cc6d8aefc64057206315'><input type='hidden' id='bg-show-more-text-6a2cc6d8aefc64057206315' value='Payments to the Landlord'><input type='hidden' id='bg-show-less-text-6a2cc6d8aefc64057206315' value='Show Less'><button id='bg-showmore-action-6a2cc6d8aefc64057206315' class='bg-showmore-plg-button bg-blue-button bg-arrow '   style=\" color:#ffffff;\">Payments to the Landlord<\/button><div id='bg-showmore-hidden-6a2cc6d8aefc64057206315' ><\/p>\n<p>After receiving the completed confirmation form, a <strong>Housing Assistance Payments (HAP) Contract<\/strong> is prepared for signature. The advisor also requests required certifications, including:<\/p>\n<ul>\n<li>Landlord Certification form<\/li>\n<li>Violence Against Women Act (VAWA) documentation<\/li>\n<li>Copy of the executed Lease between the Landlord and Tenant<\/li>\n<\/ul>\n<p>MHA pays landlords by direct deposit on the <strong>1st<\/strong> and <strong>15th<\/strong> of each month for the contract rent portion. Payments cannot be processed until all contract documents are executed.<\/p>\n<p><\/div>\n<h2>Continuing Program Participation<\/h2>\n<input type='hidden' bg_collapse_expand='6a2cc6d8af1e84031360498' value='6a2cc6d8af1e84031360498'><input type='hidden' id='bg-show-more-text-6a2cc6d8af1e84031360498' value='Annual Events'><input type='hidden' id='bg-show-less-text-6a2cc6d8af1e84031360498' value='Show Less'><button id='bg-showmore-action-6a2cc6d8af1e84031360498' class='bg-showmore-plg-button bg-blue-button bg-arrow '   style=\" color:#ffffff;\">Annual Events<\/button><div id='bg-showmore-hidden-6a2cc6d8af1e84031360498' ><\/p>\n<p>Each year, MHA schedules:<\/p>\n<ul>\n<li>An annual inspection of your unit (you must allow access or your assistance may be at risk)<\/li>\n<li>An annual re\u2011examination of household composition and income (reasonable accommodation available if disability prevents office attendance)<\/li>\n<\/ul>\n<p>Payment Standards and Utility Allowances may change yearly. Your advisor will explain any changes and how they affect your portion of rent.<\/p>\n<p><\/div>\n<input type='hidden' bg_collapse_expand='6a2cc6d8af3745088917200' value='6a2cc6d8af3745088917200'><input type='hidden' id='bg-show-more-text-6a2cc6d8af3745088917200' value='Interim Changes'><input type='hidden' id='bg-show-less-text-6a2cc6d8af3745088917200' value='Show Less'><button id='bg-showmore-action-6a2cc6d8af3745088917200' class='bg-showmore-plg-button bg-blue-button bg-arrow '   style=\" color:#ffffff;\">Interim Changes<\/button><div id='bg-showmore-hidden-6a2cc6d8af3745088917200' ><\/p>\n<p>Report any changes in household composition or income within <strong>14 days<\/strong> using the <em>Notice of Household Change<\/em> form. Obtain this form by visiting our office, calling to have a copy mailed, or visiting the \/forms-and-documentsForms and Documents<\/a> page (MHA 4610).<\/p>\n<p><\/div>\n<input type='hidden' bg_collapse_expand='6a2cc6d8af4ef3073056375' value='6a2cc6d8af4ef3073056375'><input type='hidden' id='bg-show-more-text-6a2cc6d8af4ef3073056375' value='Moving with Continued Assistance'><input type='hidden' id='bg-show-less-text-6a2cc6d8af4ef3073056375' value='Show Less'><button id='bg-showmore-action-6a2cc6d8af4ef3073056375' class='bg-showmore-plg-button bg-blue-button bg-arrow '   style=\" color:#ffffff;\">Moving with Continued Assistance<\/button><div id='bg-showmore-hidden-6a2cc6d8af4ef3073056375' ><\/p>\n<p>To move to another unit and continue assistance, give proper notice to your landlord per your Lease and provide MHA a copy. Your notice and dates affect when assistance ends at your current unit. <strong>Speak with your advisor before giving notice<\/strong> to avoid gaps.<\/p>\n<p>Your advisor will confirm whether your timing requires <strong>recertification<\/strong> and another <strong>briefing<\/strong>.
